What about buying a property on Pico?

In general, there are no restrictions on foreigners buying local property.

One has to be a little bit patient, if you want to buy property or if you want to build. But still, it is worth, thinking about it.
Property prices have not changed much in the last 10-12 years and they are still at a very low level, compared to other European countries. It is not possible to give a certain price range, as the market is quite small. One can calculate between 2,50 € / m² for an more simple location and 20,00 € / m² for the best location with best sea view.
One just has to view the property and decide if it is what you want and worth the price. The market is too small to generate a “price list”. Negotiating with the seller is therefore a very important aspect of all property deals. Refer to our comments on our page

With respect to building costs, you should calculate app. 500,00 € / m² for a modern house, which is ready to be occupied.
The building costs are still very affordable as we do not need any expensive insulation or expensive heating -or cooling- systems, the requirements for the building permit are still reasonable, compared with other European countries and the costs per hour for workers is still very acceptable, between 7,00 – 10,00 € / h.

All costs for the preparation of paperwork leading up to the final signature at the notary, are for the sellers account. So you, the buyer do not have the risk of sudden financial surprises. We will help you preparing everything in connection with a real estate agent or notary.

Some local customs:

It is still common to buy a property with a handshake.
In local custom this is as good a sold and although it may take between 3-6 months for the paperwork to be processed the seller will usually hand over the property to the new owner. No payment is made by the buyer until the buying contract can be signed. This is indeed an indication of a trust and respect given by the locals to a prospective buyer and should be recognized as such.
All costs relating to the sales contract and registration of the property at the notaries office will be for the buyers account. Our knowledge of all aspects of this process can assist you in avoiding any pitfalls.
